.Vila Hollick, is a new modern very spacious villa, 245 sq metres built by us in 2008.

The villa is less than 20 metres from the beach, in Orahovac a picturesque fishing village.

The entrance to the villa is on the first floor, past a cloakroom into a spacious open plan living room, consisting of a large seating area,sofa bed, Satellite Plasma TV, DVD and Free Wi-Fi internet. Two sets of large french windows open on to a big terrace, table and 8 chairs ideal for alfresco dinning with a beautiful view over the bay of Kotor. An arch leads through to the well equipped kitchen area where their is an additional table and 8 chairs. The kitchen is equipped with cooker,hob,kettle, toaster, microwave, fridge freezer, mixer/ liquidiser, cool box and new for this summer 2013 a dishwasher. A third set of french windows leads on to a small patio to the side of the villa where we have a barbeque area.

On the ground floor we have a large spacious bedroom with King sized double bed, double sofa bed and also fit a cot. Window open on to a small terrace, which is fenced from the road, a bathroom with bath/shower, wc and washing machine. This room is suitable for young families as there are no balconies and it is away from the other bedrooms.

On the top floor we have three bedrooms two with King and Queen sized double beds and one with twin beds all with their own shower rooms, wc’s and balconies two with sea views and one with small sea view and mountain view. The house is fully air conditioned and has central heating for the winter months, duvets and blankets.

The villa has parking outside for two cars.

If you are a large group or have young children and fancy spending a night drinking the local wine and relaxing on the terrace Fanika the neighbour will come to your rescue. Fanika cooks delicious fish dishes with fresh produce and will deliver it to your door. We have her menue and prices which are of course a lot cheaper than eating out.

The Village of Orahovac.
 

Orahovac is a picturesque fishing village situated in a small hamlet on the Bay of Kotor between Kotor and Perast. The village has three small shops open in the summer season and one in the winter for basic essentials.

The village has a lovely long south facing stone beach, the nicest in the area. At one end of the beach there are two seasonal beach bars and the other end is the Hotel Amfora. The hotel has it’s own beach bar and restaurant..

A regular local bus service opporates on the main road from by the village shop between Kotor and Risan with connections to Herceg Novi.

Orahovac is perfectly situated for relaxing or exploring around the ancient towns and cities of this region- Kotor, Budva, Herceg Novi and Rose and offers tranquillity, history, walking, wildlife and total relaxation in one of the most stunning locations in Europe.

Hikers and Walkers, the Bay of Kotor is a wonderful base for day trips exploring the many wonderful walks some on ancient Austrian roads.The best time to visit the area is April to the end of June or September to end of October when it is cooler.

Villa Rental Notes

Low season - minimum Stay 4 days.
High Season - minimum stay 1 week.

Prices are based on 8 people renting per week in Euros.

Payment is in Euros but we will accept Sterling cheques or bank transfer.

Changeover Day

We have no set Changeover day.

Departure time is before 11a.m and arrival anytime after 4p.m.

Accommodation

Bedrooms:	Bedroom 1 - en suite with double bed, balcony and sea view. Bedroom 2 - en suite with double bed, balcony and sea view. Bedroom 3 - twin beds, shower room, balcony and mountain and small sea view. Bedroom 4 - double bed, double sofa bed, suitable for young family, no balcony, bathroom with bath/ shower.
Bathrooms:	All bedrooms have their own bathrooms. 3 bathrooms with shower, wash basin and wc. 1 bathroom with bath/shower, washbasin, wc and washing machine.
Kitchen:	Modern fitted kitchen with hob, cooker, fridge,dishwasher summer 2013, microwave, mixer/ liquidiser, toaster, utensils, cutlery, pots and pans, table and chairs for eight people.
Living Rooms:	Spacious open plan seating area with double sofabed, 2 arm chairs,TV,Wi-Fi internet and French windows on to the terrace. The kitchen is through an arch at the back of the room, with door on to the terrace.
Cleaning/towels/ linen/maid service:	Towels and linen are included and changed weekly in summer or between rentals. Extra linen and cleaning can be arranged. Beach towels are not included. Duvets and blankets available for winter bookings.

Notes on Accommodation

The house has air conditioning and central heating.

Each bathroom has it's own hot water heater, so there should be no shortage of hot water. 

We also have an extra water tank in case of water shortages in the summer which can be switched on from inside the villa.

Cot rental 50€ per stay inclusive of sheets and laundry.
High chair 15€ per stay.

Orahovac Villa Accessibility

The villa is not suitable for people with restricted mobility.

Outside the Villa
The villa has terraces with a palm tree, barbecue and garden furniture and  parking for 2 cars in front of the house.

Coast/Beach
20 metres from the beach.
Our local agent can advise you on the nearest sandy beach.

Travel
Dubrovnik airport 40 miles. Tivat airport 16 miles. Podgorica airport 2 hour drive .

Car hire is strongly recommended which is available from all airports or we can recommend the person we use from Dubrovnik airport.

We can also arrange an airport transper.

Distances
Kotor - Medieval walled city (10 minutes by car).
Budva - Ancient town and beautiful beaches (45 minutes).
Herceg Novi - Shopping and beautiful old town (25 minutes).
Cetinje - Historic capital (1 hour).

During high season it may take a bit longer than the times suggested.

The local bus service runs until quite late between Kotor and Risan.

Booking notes
A non-refundable 25% deposit payable on booking, the balance payable 6 weeks before arrival.

Payment is in Euro's via bank transfer or sterling if you would prefer.

A refundable deposit of 300 euro's is required on arrival to cover any breakages.
 

A local tax of 80 cents per person over 12 years old a day which needs paying within 24 hrs, our agent will advise you.
