Orahovac is a picturesque fishing village situated in a small hamlet on the Bay of Kotor between Kotor
and Perast.

The village has a lovely long south facing stone beach, the nicest in the area. At one end of the beach
is a seasonal beach bar and the other end is the hotel Amfora. The hotel has it’s own beach bar, fitness
room, and it would be possible to get an internet service.

A regular local bus service operates on the main road from by the village shop between Kotor and Risan
with connections to Herceg Novi.

Orahovac is perfectly situated for relaxing or exploring around the ancient towns and cities of this region-
Kotor, Budva, Herceg Novi and Rose and offers tranquillity, history, walking, wildlife and total relaxation in one of the most stunning locations in Europe.

Stone villa- sleeps 8-10 people.

Vila Hollick has been completely rebuilt and will be finished and ready for rental in July 2008. Pictures of kitchen furniture are on the website.

The villa is 20 metres from the beach, in Orahovac a picturesque fishing village

The entrance to the villa is on the first floor into a spacious open plan room, consisting of a large seating area with a big terrace and a beautiful view over the bay of Kotor, an arch through to the kitchen area and a cloakroom. Below on the ground floor is off road parking, a large bedroom with french doors opening on to a terrace, a bathroom with bath, wc and washing machine. This room is suitable for young families as there are no balconies. On the top floor we have three bedrooms two with double beds and one with twin beds all with their own shower rooms, wc’s and balconies and two with sea views.

The house is air conditioned and has central heating for the winter months.

Outside we have a small garden with a barbeque. Orahovac also has a hotel with a restaurant. There is a seasonal beach bar, village shop for essential items. A local bus service runs between Kotor and Risan.

Changeover Day

Departure time is before 11a.m and arrival anytime after 4p.m.

Accommodation

Bedrooms:	Bedroom 1 En suite with double bed, balcony and sea view. Bedroom 2 En suite with double bed, balcony and sea view. Bedroom 3 with twin beds, shower room and balcony. Bedroom 4 with double bed, suitable for young family, no balcony, bathroom with bath. Double sofa bed in Living room. .
Bathroom:	All bedrooms have their own bathrooms. 3 bathrooms with shower, wash basin and wc. 1 bathroom with bath, washbasin, wc and washing machine.
Kitchen:	Modern fitted kitchen with hob, cooker, fridge, toaster, utensils, cutlery, pots and pans, table and chairs for six people.
Living Rooms:	Spacious open plan seating area with double sofabed, TV and French windows on to the terrace. The kitchen is through an arch at the back of the room, with door on to the terrace. Cleaning/towels etc
Cleaning/towels/ linen/maid service:	Towels and linen are included and changed twice weekly in summer or between rentals. Extra linen and cleaning can be arranged. Beach towels are not included.

Notes on accommodation

The house has air conditioning and central heating. We also have an extra water tank in case of water shortages in the summer, although a new water supply has now been fitted in the village.
**Cot rental: 10 euros per day- for longer rental period price is on request.
Linen is provided.

Accessibility

The property is not suitable for people with restricted mobility.

Outside

The villa has terraces with a palm tree, barbecue and garden furniture and off road parking. We also have a speed boat for rental with skipper, water sports equipment is also available. Please email if you wish to hire our boat.

20 metres from the beach.
Our local agent can advise you on the nearest sandy beach.

Travel
Dubrovnik airport 40 miles. Tivat airport 16 miles. Podgorica airport 2 hour drive .
Car hire is strongly recommended which is available from all airports.

Distances
Kotor - Medieval walled city (10 minutes by car).
Budva - Ancient town and beautiful beaches (45 minutes).
Herceg Novi - Shopping and beautiful old town (25 minutes).
Cetinje - Historic capital (1 hour).
During high season it may take a bit longer than the times suggested.

Further details
Activities available in the area are tennis,watersports, diving, fishing, walking.
The night life is good in Kotor old town with lots of cafe, restraunts and a discotheque.
The local bus service runs until quite late between Kotor and Risan.

Booking notes
A non-refundable 25% deposit payable on booking, the balance payable 6 weeks before arrival. Payment is in Euro's via bank transfer. A refundable deposit of 300 euro's is required on arrival to cover any breakages.
A one off residential tax of 3 euros per person and a local tax of 80 cents per person a day needs paying within 24 hrs, our agent will advise you.
